Getting Started

Svnteen The Residency is a premium acquisition desk platform that connects professional R2RSA (Rent-to-Rent Serviced Accommodation) deal sourcers with property investors. We provide a marketplace for high-yield property opportunities and facilitate secure deal transactions.
To submit a deal, navigate to the home page and fill out the deal submission form. You’ll need to provide property details, financial projections, and supporting documentation. All deals must meet our ‘Svnteen Floor’ minimum criteria before submission.
The Svnteen Floor is our minimum deal quality standard. Deals must achieve: £500+ net profit per month, 60%+ annual ROI, and break-even occupancy of 55% or less. This ensures only viable, high-quality deals enter our marketplace.

Deals & Marketplace

All deals undergo a thorough review process by our admin team. We verify property details, financial projections, and sourcer credentials before approving deals for the marketplace.
After submission, your deal enters our review queue. You’ll receive email notifications as your deal progresses through review stages. Approved deals are published to the marketplace where investors can view and inquire about them.
NDAs protect sensitive property information including exact addresses, landlord contacts, and financial details. This ensures deal integrity and prevents information being shared without proper authorization.

Payments & Commission

Svnteen charges a 10% commission on the monthly rent for successfully accepted deals. Commission is due when a deal is marked as accepted by our admin team.
When your deal is accepted, you’ll see a ‘Pay Commission’ button in your My Deals dashboard. Click it to complete secure payment via Stripe. Once paid, the commission status updates to ‘Paid’.

Account & Profile

Upload your proof of funds documents in the Proof of Funds Vault section of your profile. Our admin team will review and verify your documents. Once approved, you’ll receive a ‘Verified Funds’ badge visible on all your listings.
After completing deals, investors can leave reviews for sourcers. Your trust score is calculated from the average of all reviews. Higher ratings increase visibility and credibility on the platform.
