This Refund Policy explains when refunds may be available for fees paid through the Svnteen Residency platform. By using our services and making payments, you agree to the terms outlined below.

 

Important Notice

All fees paid to Svnteen are for sourcing and introduction services, not for the property itself. Please read this policy carefully before making any payments.

 

Reservation Fee (£500)

The Reservation Fee of £500 secures exclusive access to a property opportunity for a 24-hour lock period.

 

Non-Refundable Scenarios

  • • You fail to pay the Full Introduction Fee within 24 hours
  • You change your mind after paying the Reservation Fee
  • You do not proceed for personal or financial reasons
  • Your due diligence reveals concerns (this is your responsibility)

 

Refundable Scenarios

  • The landlord/vendor withdraws the property before you pay the Full Fee
  • Svnteen is unable to provide the promised introduction
  • The property details were materially misrepresented by Svnteen

If you proceed with the investment, the Reservation Fee is deducted from the Full Introduction Fee.

 

Introduction Fee (Sourcing Fee)

The Introduction Fee is the full amount charged for sourcing and introducing a property opportunity to you.

 

The Introduction Fee is Generally Non-Refundable

Once paid, the Introduction Fee compensates Svnteen for work already completed:

  • Identifying and analysing the property opportunity
  • Negotiating with landlords and agents
  • Preparing investment packs and financial projections
  • Facilitating introductions between parties
  • Coordinating documentation and communications

This work is completed before or at the time of payment, and the fee is earned upon introduction—regardless of whether the transaction ultimately completes.

 

When Refunds Are Available

Full or partial refunds of the Introduction Fee may be available in the following circumstances:

 

Full Refund

  • The landlord/vendor withdraws from the transaction through no fault of the investor, and before contracts are exchanged
  • Svnteen fails to provide the agreed introduction or services
  • Material misrepresentation by Svnteen regarding property details that significantly affect viability

 

Partial Refund (Case by Case)

  • Property becomes unavailable due to circumstances beyond anyone’s control (e.g., legal issues discovered)
  • Regulatory or licensing issues that prevent the investment strategy from being viable

 

No Refund

  • Investor changes their mind or decides not to proceed
  • Investor fails to complete their own due diligence
  • Investor is unable to secure financing
  • Investor breaches the terms of the agreement (e.g., non-circumvention)
  • Property does not perform as projected (projections are estimates only)
  • Market conditions change

 

Refund Request Process

If you believe you are entitled to a refund, please follow these steps:

1 Submit a Written Request

Email refunds@svnteen.com with your account details, transaction reference, and reason for the refund request.

2 Provide Documentation

Include any supporting documentation that demonstrates your eligibility for a refund under this policy.

3 Review Period

We will review your request within 10 business days and respond with our decision.

4 Refund Processing

If approved, refunds are processed to the original payment method within 5-10 business days.
